Early investors in Nigeria’s ambitious Centenary City project are seeing substantial financial gains, with the management of Centenary City Plc reporting returns of approximately 300 percent for those who entered the market during its initial stages.

During a recent showcase of the city’s development progress to local and international investors, the Managing Director of Centenary City, Dr. Michael Odenigwe Jr., noted that the project is successfully transitioning from a master-planned concept into a tangible residential and economic hub.

He stated that the company has completed 100 units of four-bedroom duplexes, all of which have seen significant appreciation in value.

“Public response has been very good with almost 300per cent return for early subscribers. We have built close to 100 units of a 235 unit 4-bedroom Townhouse development all of which have been subscribed by individuals. We have a backlog at this time,” Dr. Odenigwe said.

The Managing Director detailed the ongoing infrastructure works, explaining that the project serves a broader purpose than just luxury real estate. He described the city as a driver for national economic growth and a solution to the urban pressures facing the Federal Capital Territory.

“Centenary City was not just a futuristic, sustainability-focused, and pedestrian-centric master planned City—it is the work of thousands of Nigerians building a new economic future.

Every road we pave, every foundation we set, and every job we create is a step toward a livable, safe, modern community for families, professionals, and businesses,” he said.

Addressing the necessity of the project, Dr. Odenigwe pointed out that Abuja has long surpassed its original design capacity. While the city was initially intended to house 3 million people, it currently accommodates between 7 million and 8 million residents.

He noted that Centenary City offers a way to raise Abuja’s international profile and encourage foreign direct investment while working in harmony with the natural environment.

A critical milestone in the project’s timeline occurred on August 15, 2025, when the management officially engaged Julius Berger Nigeria Plc for primary infrastructure and Dar Al-Handasah Consultants for the detailed engineering design of the entire project.

“Today’s programme is to showcase the dramatic progress in this long-awaited amazing project with the first road project and the support we are receiving from the communities who have supported us all these years,” Dr. Odenigwe said. “We also want Nigerians to see this project through the eyes of the people bringing it to life. As you all know, Centenary City is conceptualized as the foremost Abuja Urban Renewable Project.”

Dr. Odenigwe credited the Minister of the FCT, Barr. Nyesom Wike, for resolving previous political bottlenecks that had delayed the project. He said the Minister’s leadership cleared significant hurdles within months, allowing development to proceed at its current pace. He also expressed gratitude to the Toge community and the Chief of Jiwa, HRM Dr. Idris Musa, for their continued cooperation.

Representing the contractors, Engr. Johnny Kouchan of Julius Berger Plc confirmed that the road works are being executed to the highest engineering standards. He gave an assurance that the company is on track to complete the first phase of the infrastructure project before the April 2027 deadline.

Community relations remain a focal point of the development. Ishaya Ayuba, representing the host community, expressed appreciation for the scholarships provided to local youths by the Centenary City management.

He called for the continuation of these educational schemes and requested further corporate social responsibility initiatives, specifically the provision of boreholes to ensure access to clean drinking water for residents in the surrounding areas.
