Construction of Ilupeju Gardens Phase 2 is advancing steadily with carcases on buildings nearing completion towards delivery of the project in the second quarter of 2027.

Following successful delivery of Phase 1, Design Union Limited is partnering Lagos State Development and Property Corporation to deliver Ilupeju Gardens Phase 2 at 13-20 Esther Osiyemi Street, Ilupeju.

In a statement, the developers said phase 2 comprises 17 residential blocks, designed across three categories to meet different housing needs.

The mix of unit type provides options for individuals, young couples and larger families. Prices reflect the size and layout of each, allowing buyers to select according to their budget and long term plans.

One of the project’s key strength is its secure title  structure. The development  carries a letter of allocation directly issued by the corporation ensuring clarity of ownership and documentation.

The estate offers a calm, residential setting, providing a practical alternative for families and professionals.

Phase 2 adopts a pile foundation system while Phase 1 used raft foundation. Finishing components are consistent and include long span aluminium roofing, POP suspended ceilings, reinforced security doors, panel and aluminium-framed windows and tiled floors. The construction focuses on structural stability, even flooring and clean finishing.

Payment plans are structured to provide flexibility for subscribers.

Both phases share established infrastructure with additional recreational facilities introduced with Phase 2 that include community hall with retail shops, swimming pool, children’s playground, gym and spa.

Each residential block has facilities like an elevator, power supply, parking spaces, CCTV surveillance, among others.
